Take Notice that zoning by-law amendment 2020-48 was passed on the 18th day of November, 2020, under section 34 of the Planning Act. The purpose and effect of the bylaw is to rezone lands described legally as Lot 4 and Part Lots 5 and 6, Plan 399, located in Part Lot 4, Concession 1 (Plummer) (27 Hoath St.) from the Residential Low Density (R1) Zone to the Residential Low Density Exception (R1-1) to recognize the lot area and frontage of the subject lot and to permit an accessory building prior to the construction of a dwelling. This rezoning was required a condition of provisional consent.
In accordance with Section 34 (18.1) of the Planning Act, Council was not provided with any concerns with respect to the proposed amendment.
The complete bylaw is available for inspection and can be made available for review by contacting the Clerk during regular office hours.
Land description
The lands subject to the By-law are described legally as Lot 4 and Part Lots 5 and 6, Plan 399, located in Part Lot 4, Concession 1 (Plummer). A key map showing the land to which the by-law applies, is included herewith.

Appeal – the last date for filling a notice of appeal of the bylaw is December 9, 2020. Any such appeal must be filed with the Clerk of the municipality and must set out the reasons for the appeal and must be accompanied by the fee required by the Local Planning Appeals Tribunal. If you wish to appeal to the LPAT a copy of an appeal form is available from the LPAT website at http://elto.gov.on.ca/tribunals/lpat/about-lpat/.
A notice of appeal must be filed with the Clerk of the Township of Plummer (Vicky Goertzen-Cooke, Clerk, Plummer Additional Township, RR # 2, Bruce Mines ON POR ICO, Ph. (705) 785-3479, Fax. (705) 785-3135). A notice of appeal must set out the reasons for the appeal and must be accompanied by the LPAT appeal fee. Please consult the LPAT website to confirm the applicable fee.
Only individuals, corporations and public bodies may appeal decisions in respect of application for consent to the Local Planning Appeal Tribunal. A notice of appeal may not be filed by an unincorporated association or group. However, a notice of appeal may be filed in the name of an individual who is a member of the association or group on its behalf.
No person shall be added as a party to the hearing of the appeal of the decision of the approval authority, unless the person or public body, before the decision of the approval authority, made oral submissions at a public meeting or written decisions to the council, or in the Local Planning Appeal Tribunal’s opinion, there are reasonable grounds to add the person or public body as a party.
